You'd think the seller would take the time to clean the dust out of the engine compartment and degrease the oil-bath residue on the engine before he tries to sell the thing! And for 10k, a brake job ain't much to ask.
I can believe spending 30k on the retoration since I'm getting close to 22k on my 51 in parts, a/c, t-5, etc... and havn't strarted the body work and didn't pay for any labor other than machine work. Unfortunately, as everyone who works on cars knows, you rarely get back what you put into it. A 10k car that took you 20k to restore is still only worth about 10k except to idiots and collectors. His description says need final paint job, so 30k on just mechanics, unless he had someone else do it, is a bit steep.
