If you do decide to go this route I would insist on a progress payment schedule and NOT pay all up front. The first payment should be only for the material required. After that you and the builder should agree on milestones for additional payment. I would recommend withholding 10% for the final payment as many times in my industry, that is a healthy portion of the fabricator's profit on the whole show.
