Mine is located in the garage a step down from the rest of the house so flooding should not be an issue, I hope.

Ron just had to replace the water heater in my beach house electric 315 lire 1120$ installed myself it was 20 years old a lot of calcified stuff in inlet

Not to rain on your parade, but a friend had an indirect water heater tank split open. It sprayed the whole room in a nice fan for a couple hours till he got home. Hope that never happens to anyone else.
